Situated in one of Arran’s most densely populated villages and home to the island’s main ferry terminal, this site has planning permission for the erection of a new detached building to the rear (north) of Brodick Pharmacy, which is located on the north side of the A841 Shore Road, Brodick.

The new building would have a footprint of 164m2, measuring 9.4m by 17m and would have a pitched roof, some 3.85m high at the eaves and 5.5m high at the ridge. It would be externally finished in standing seam zinc cladding with stained Cedral timber cladding details. Window frames would be a silver grey finish and the under-build and access steps would be would be sandstone coloured concrete blocks. The glazed windows would be on the east elevation and would face onto Invercloy car park.

The building would be erected 1.2m to the north of the existing Brodick pharmacy, an adjacent is within a C listed building. This existing timber garage workshop / storage building on the site would require be removed to facilitate erection of the new building. The new building has permission to be operated as a Class 1 retail premises.

The site is bounded by Brodick pharmacy to the south, the Co-op supermarket to the east, the bowling club to the west and the Invercloy public car park to the north west.

The site is within the settlement boundary of Brodick, as identified in the adopted North Ayrshire Council Local Development Plan ("the LDP") and is unaffected by any site specific policies or proposals therein.
